CP&Y Partners with Magnolia Home and Lifestyle Brand Founded by Chip and Joanna Gaines for a Cof


CP&Y worked closely with the team at Magnolia, the home and lifestyle brand founded by Chip and Joanna Gaines, and John Erwin Construction to create a detailed, cohesive design and construction package for this high-profile project in Waco. The project will be split into phases. Phase 1 will take a 5,000 sf masonry building and an attached 12,000 sf metal building at the corner of 8th & Webster and turn it into the Magnolia Press coffee shop (opening in October 2019.)

The vision for this coffee shop was a retro communal place that gives guests a feeling of history and familiarity while enjoying a hot cup of joe. The exterior of the metal building structure will be wrapped in a new masonry veneer. The large vehicular doors will be replaced with storefront windows and canopies. A large portion of the existing load bearing masonry wall facing Webster Avenue will be removed to provide a new building entrance with large storefront glass windows and canopies. The interior is being reworked for a barista counter, a bakery kitchen, café seating, retail space, and restrooms. Both buildings will have completely new mechanical, electrical, and plumbing systems.

Our design team partnered with Magnolia’s staff to provide solutions to the necessary infrastructure and site work modifications needed that all were within the City of Waco’s Right-of-Way. These modifications included providing an expanded walkway, accessibility for an elevated new building entrance, and a design change to on-street parking in front of the building.

Magnolia staff has expressed how pleased they been with the quality of work from CP&Y, and surprised that this could be found in our own back yard in Waco!

We are excited for the future of Magnolia as we continue to build our relationship and we look forward to celebrating with a delicious cup of coffee when it opens!
